Our four apartments in Bruges now hold 2,936 reviews, averaging 4.81 out of 5. When you read that many, patterns emerge: guests reward the same things over and over. These are the seven habits that earn stars most often.
1. Reply quickly, before the booking too
The review starts with the first question. Replying within the hour inspires confidence; waiting a day loses the booking or starts you off on the back foot. Quick, friendly communication is the most frequently named positive in our own reviews.
2. Make the check-in impossible to get wrong
Nothing spoils an arrival like hunting for a key. Send the instructions in time, with photos of the route and the entrance, and be reachable if something still goes wrong. A smooth arrival sets the tone for the whole stay.
3. Be honest in your listing
Do not promise anything the property does not deliver. Guests forgive a small place that looked small in the photos; they do not forgive a surprise. If expectations are right, every guest starts at five stars instead of three.
4. Cleanliness is not negotiable
The quickest route to a bad review is a hair in the shower. Work with a fixed check-list per changeover and inspect after every clean, before the guest arrives. How we organise that is set out under operational management.
5. Surprise them with something local
A small welcome gesture gets remembered and mentioned. In our apartments a welcome pack with local beer is waiting for guests and they can hire bikes for a ride along the Damme Canal; the little self-service shop comes back in the reviews regularly. It does not have to be big, but it has to be personal and from here.
6. Solve problems before they end up in the review
Something always breaks eventually. The difference between a three-star and a five-star review is not the problem but the response: react quickly, fix it and then ask whether everything is in order. Guests judge how you handle a problem more harshly than the problem itself.
7. Finish the way you started
A friendly message after departure, a thank you and the question of whether everything was to their liking: it takes two minutes and increases the chance that the guest actually writes a rating. And anyone who had a good stay comes back, preferably booking direct.
The common thread
Five-star reviews are not luck but a system: expectations are right, communication is quick, the property is spotless and the details are personal. That system is exactly what we take off owners' hands with guest management, in Bruges, at the coast and across West Flanders.
